Quantities are measured from the drawing, not on site. Wall area is taken on wall centrelines, one face per wall, with doors and windows deducted, so it reads slightly high. Flooring includes the wastage shown. Nothing is deducted for furniture: a room is emptied before it is painted, and flooring is laid across the whole floor.

What it measures
- Floor, room by room and by material, with wastage: the timber in the hall and the tiles in the toilet are priced apart.
- Walls to paint, with every door and window taken off, and the ceiling, in litres of paint for the coats you set.
- Mouldings by the metre: skirting, cornice or coving, and dado rail, stopping at doors and fitted units.
- Every floor of the house, and the stairwells taken out of the floor and ceiling.
- A schedule of everything placed: furniture, fittings, kitchen units, with sizes and finishes.
How it is priced
Open Rates & assumptions and enter your prices: paint per litre, painting labour per square metre per coat, flooring per square metre by material, laying, skirting and cornice per metre, levelling for an uneven floor, and a line for anything else. Every rate starts at zero, so nothing in a quote is a guess you did not make. Your rates are kept for the next quote.
What the PDF holds
- Your client, the site, your name and reference, how long it is valid, and your terms.
- The estimate, line by line, with the quantity each price comes from.
- The rooms with their areas and floors, and the finishes by colour.
- The plan of each floor, drawn to a standard scale, with dimensions.
- The schedule of every item in the design.
For designers and contractors
The quote and the 3D the client sees come from one drawing, so they cannot disagree: move a wall and the paint, the flooring and the picture all follow. Send the client a view-only link to walk through the room in 3D, then the PDF.
Questions
What should a renovation quotation include?
Who it is for and the site, a reference and how long it is valid; each item of work with its quantity and price; the total; and your terms, exclusions and payment stages. A plan to scale and a schedule of finishes and items avoid arguments later about what was quoted.
How are the quantities measured?
Off the floor plan: floors from the rooms the walls enclose, walls from their lengths and the ceiling height with doors and windows deducted, mouldings along the walls. They are measured on wall centrelines, so they read slightly high, which is the safe side for ordering.
Do I need an account to make a quote?
No. Setout runs in the browser: draw or import the plan, enter your rates, and export the PDF without signing in. Signing in only keeps a copy of the design that follows you to another device.
Can I use my own prices?
Yes, and you must: every rate starts at zero. Enter your own for paint, labour, each flooring material, mouldings and anything else, and they are kept for your next quote.
