A browser tool for drawing a floor plan, furnishing it, viewing it in 3D and producing an estimate. It is free to use. There is no charge, no subscription and no trial.

This is the part worth reading. Setout measures quantities off the drawing you gave it, and prices them with the rates you typed in. That makes it a calculator, not a surveyor.

• Wall area is measured on wall centrelines and counts one face per wall, so it reads slightly high. That errs in the safe direction for ordering, and it is still not a site measure.
• Nothing is deducted for furniture. A room is emptied before it is painted, and a floor is tiled wall to wall.
• Scale comes from a printed dimension, a detected dimension line, or a measurement you made by hand. Every figure downstream is only as good as that one input.
• Detected walls are read off a drawing by software, and a drawing can be wrong, out of date, or not what was built.

Check the numbers against the real building before you quote, order materials, or commit to a price. Setout is not liable for a job priced from an estimate that was not checked.

Floor plans and 3D models you import stay yours. Only bring in files you have the right to use — a model licensed for your use, a plan you or your client own. Do not upload anything unlawful, and do not use Setout to infringe someone else’s rights.

Setout is provided as it is, with no guarantee that it will be available, or that a saved design will always be retrievable. Keep your own copy of anything you cannot afford to lose — the quote exports to PDF for exactly this reason.

An account exists so your work follows you between devices. You may stop using it at any time; see privacy for how to have an account and its designs deleted. An account may be closed if it is used to break these terms.
